RENTAL FEES: Rental Fees: a security deposit, the rental rate, a one time departure cleaning fee and 11% tax. (Some Condominium Associations require an application and an additional fee payable to the Condominium Association may be due).
A refundable security deposit is required to hold your reservation and due at time of booking. The security deposit will be returned approximately 4 to 6 weeks after your departure.
The total rent, plus the cleaning fee and 11% tax is due in full 60 days prior to arrival.
All accounts are payable in U.S. funds. We accept personal checks, travelers checks, cashiers checks and Visa/Mastercard.
PAYMENT SCHEDULE: Security deposit due at time of reservation. 50% of the balance of the rental charges are due within 90 days of arrival. The remaining 50% of the balance is due within 60 days of arrival.
CHECK-IN / CHECK-OUT: Property keys are picked up upon arrival and dropped off upon departure to Moonlight Properties, 2801 Estero Blvd, Fort Myers Beach, FL 33931. If arrival is after hours, keys will be ready for you in our after-hours lockbox. Keys can be returned through our front door or in the lockbox.
Check out time is 10:00AM. Check in time is 3:00PM. Early check in's or late check out's require prior authorization, and may not be available at all during the high season. Please plan your trip accordingly.
Housekeeping will have the unit ready for your arrival, and will clean the unit after your departure. Daily housekeeping services are available for an additional fee.
CANCELLATIONS: If you notify Moonlight Properties, Inc. in writing at least 90 days prior to your arrival, your deposit will be refunded minus a $100.00 cancellation fee. If you cancel within 90 days of your scheduled arrival, you will forfeit the advance rent and security deposit. If you cancel within 60 days of your scheduled arrival, you forfeit all rental fees paid.
Lodging cancellation insurance (Travel Insurance) may be purchased separately. Call CSA Travel Protection at 1-800-661-6860 for a detailed brochure.
PROPERTIES: All of our properties are individually owned, and are furnished, decorated and equipped by the owner. Please do not re-arrange the furniture or remove anything from the property inventory.
Please report any repairs to Moonlight Properties as soon as possible. Do not attempt to make repairs yourself.
In the event a property is listed for sale, we reserve the right to show it to prospective buyers. We will do our best not to inconvenience you as we realize you are on vacation. We will schedule appointments with you 24 hours in advance when possible.
OCCUPANCY: Occupancy (number of guests) may vary and is determined by the Bylaws of each Condominium Association, Fire Dept. regulations or by choice of the property owner.
Parking areas are for automobiles only. No motor homes, RV's, campers, motorcycles, scooters, certain trucks or trailers are permitted on the condominium property common areas.
Tenants and guests are subject to the rules and regulations of the Condominium Association. Sub-leasing is not allowed.
Minimum rental period is controlled by the Condominium Association or the Town of Fort Myers Beach local ordinances, please do not request us to violate the rental period as a higher authority does have the right to have you removed from the property.
We reserve the right to substitute comparable accommodations, should your confirmed unit become unavailable due to unforseen circumstances.
Moonlight Properties does not rent to individuals or groups under the age of 25.
PETS: Properties do not allow pets unless specifically noted. A $200.00 non-refundable pet fee will be required. Some pet friendly properties are restricted to dogs only, cats may or may not be allowed.
EMERGENCIES: Moonlight Properties will provide an emergency telephone number for your assistance in case you are locked out of your unit or an emergency concerning the property arises.
